Do you have any idea how much it costs to replace a roof? Homewyse calculates it at up to $7 per square foot–a lot of money if you have a large home!
It’s much cheaper to simply keep your roof in good shape with these quick and easy roof maintenance tips:
- Check the roof flashing — The “flashing” is the weatherproofing around the vents, chimneys, exhaust pipes, and joints in your roof, and it’s the part most likely to suffer weather damage or start to leak. It’s important that you check your roof flashing on a regular basis–at least two or three times a year. Make sure it isn’t punctured, bent, or damage, and that the sealant isn’t dry or loose.
- Look out for signs of animal damage –– We’ve all seen the cartoons of squirrels and chipmunks running across rooftops, but do you have any idea how much damage animals can do? Birds, chipmunks, squirrels, and even raccoons will make their homes both on and under your roof. Look for signs that your roof has been weakened by rot, and you may final animal homes in the exposed space. These critters will make any existing damage worse, so it’s vital that you take steps to repair the damage and keep the animals out!
- Look for insects –– Carpenter ants and termites can chew through your roof, causing serious damage. Most of the damage will be hidden, but there are a few signs to look out for: sawdust, shredded wood, insect feces, and soft rotten spots. Call in an exterminator at the first sign of infestation–it can do SERIOUS damage if not dealt with.
